The project scope consisted of the construction of a new two storey teaching block within an existing school site including new landscaped nature scape play areas. The construction comprised of concrete ground and suspended slabs, structural steel framed roof structure, Maxline roof cover and masonry walls. External finishes included a combination of face brickwork, Maxline wall cladding, Ceramapanel cladding to the window reveals, weathertex cladding, jarrah timber feature posts and perforated aluminium balustrade screens. The internal floor layout consisted of new classrooms, staff rooms, kitchen facilities, store rooms and general amenities.
The building’s footprint and set out within a relatively small site area, proximity to live powerlines, existing tree protection zones and adjacent live school site presented a number of challenges for the project delivery team. Alternative construction methodologies were introduced to accommodate the site challenges such as constructing the lift and stairwell towards the end of the project to maximise site access and laydown areas, lifting of roof sheets from the neighbour’s property to avoid lifting over powerlines.
During the initial excavation works, an extensive amount asbestos was discovered across the whole site. In order to remediate the site was excavated to a depth of 1m and replaced with clean compacted fill. Despite the delay caused by the management and removal of the asbestos the project was delivered ahead of program.
