This adaptive reuse project has transformed a former school site into a vibrant cultural and creative hub for the Brunswick community. At its heart is a beautifully restored 134-year-old heritage building, complemented by a striking new five-storey modern structure. Together, they form a dynamic precinct that now houses the First Nations art space Blak Dot Gallery, maternal and child health services, creative studios and galleries for hire, flexible workspaces, multipurpose rooms, and a café.
Now known as Balam Balam Place and managed by These Are The Projects We Do Together, the precinct offers affordable, adaptable spaces designed to support the creative industries and host a variety of arts and community activities. An additional 2,500m² of landscaped public open space — combining natural plantings with durable hardscaping — provides welcoming, accessible outdoor areas for recreation, events, and community connection.
The project also incorporates a range of sustainable design features aimed at reducing environmental impact and improving energy efficiency. A 96kW solar system was installed to offset energy use, and an airtightness rating of 5m³/m²/h was achieved across nine separate zones — enhancing both energy performance and occupant comfort. Thermally broken double-glazed windows further improve insulation and reduce heat transfer.
Working in close collaboration with the client and architect, our team resolved complex design challenges to deliver the best possible outcome. Despite the technical demands of the project, we successfully created an innovative, environmentally conscious space that fosters creativity, culture, and community engagement.
